Services Info
Flue-gas analysis, gas-rate testing, safety and seal checks, inspection of the burner and condensate system, cleaning of the condensate trap, and checking or recharging the expansion vessel where required and accessible. You will also receive a report showing the relevant readings.
A full service is more extensive and is carried out according to the boiler’s condition and manufacturer’s instructions. It may involve opening the combustion chamber, cleaning the burner and heat exchanger, and replacing seals or gaskets where required. Any additional work or parts will be explained and priced before proceeding.
Usually 30–60 minutes if the boiler is accessible and in good condition.
I offer two levels of boiler servicing, depending on the condition and requirements of the appliance.
Annual Safety & Performance Check — £70
Includes routine safety, combustion and operational checks, cleaning of the condensate trap, and checking or recharging the expansion vessel where required and accessible.
Full Boiler Service — from £90 (excluding parts)
A more extensive, manufacturer-specific service that may involve opening the combustion chamber, cleaning the burner and heat exchanger, and replacing seals or gaskets where required.
The final price depends on the boiler model, its condition and any parts required. Any additional cost will be explained and agreed before work begins.
These prices cover scheduled maintenance and safety checks. If the boiler has an existing fault or is not operating correctly, this is treated as a diagnostic visit and quoted separately before any repair work is carried out.

If it still fails, get in touch.
Around 1.0–1.5 bar when cold. If it keeps dropping, there may be a leak or expansion vessel issue.
Turn off the boiler and isolate the cold feed if possible. Catch any drips in a tray and call me for advice.
Turn off the gas at the meter, open windows, avoid electrical switches or flames, leave the property, and call Phoenix emergency on 0800 002 001 (Gas Emergency Service). Once safe, contact me.
If I’m working locally and can fit you in, yes. Otherwise I’ll offer the soonest available slot and safety advice meanwhile.
