FOR BOILER SERVICING
THE SIMPLE DIFFERENCE
The easiest way to understand the difference is that a safety check is primarily about establishing whether the boiler is operating safely and correctly at the time it is inspected.
A boiler service goes further, carrying out maintenance in accordance with the appliance manufacturer’s instructions and the condition of the boiler.
That may involve opening the appliance, inspecting internal components, cleaning components where required, checking seals and electrodes, and replacing service items where specified.
Not every boiler requires exactly the same work, which is why I follow the manufacturer’s servicing procedure rather than applying one generic checklist to every appliance.
WHAT IS CHECKED DURING A SAFETY & PERFORMANCE CHECK?
A safety and performance check is primarily about confirming that the boiler is operating safely and correctly.
- Appliance condition and safe operation
- Flue and terminal condition
- Combustion analysis
- Gas rate or operating pressure where applicable
- Safety devices and controls
- Ventilation requirements where applicable
- System pressure and general boiler operation
- Signs of leakage, corrosion or deterioration
- Accessible internal components where appropriate
If the readings or condition indicate that further servicing or investigation is required, I will explain what I have found and why additional work may be necessary.
WHAT IS DIFFERENT ABOUT A BOILER SERVICE?
A boiler service includes the necessary safety and operational checks, but also involves maintenance carried out in accordance with the manufacturer’s servicing instructions.
Depending on the boiler, its age and its condition, this can include:
- Opening and inspecting the combustion chamber
- Removing and inspecting the burner
- Cleaning the heat exchanger where required
- Inspecting ignition electrodes and flame-sensing components
- Inspecting condensate components
- Checking seals and gaskets
- Replacing service seals where required
- Cleaning contaminated components
- Reassembling the appliance correctly
- Carrying out final combustion and operational checks
Not every boiler needs to be stripped down every year. The correct servicing procedure depends on the manufacturer’s instructions, the appliance condition and the results of the initial checks.
NOT EVERY “BOILER SERVICE” IS THE SAME
Customers will often tell me that their boiler was “serviced last year”, but when I ask what was actually done, sometimes very little maintenance has taken place.
A combustion analyser may have been inserted into the flue and the boiler confirmed as operating within acceptable parameters. Those checks are important — but that does not automatically mean that the boiler has been internally inspected, cleaned or maintained.
Equally, dismantling a perfectly clean boiler unnecessarily does not automatically make it a better service.
The correct approach is to understand what the manufacturer requires and what the condition of that particular boiler tells us.
Why Choose DT Boiler Services
I carry out boiler checks and servicing personally, explain what I am doing and show customers anything unusual that I find. The aim is simple — proper maintenance without unnecessary work.
Safety Check vs Boiler Service at a Glance
There is considerable overlap between a boiler safety check and a service, but they are not quite the same thing. The table below shows the main differences.
| What is checked? | Safety & Performance Check |
Boiler Service |
|---|---|---|
| Visual appliance inspection | ✓ | ✓ |
| Flue and terminal inspection | ✓ | ✓ |
| Combustion analysis | ✓ | ✓ |
| Operational checks | ✓ | ✓ |
| Safety controls checked | ✓ | ✓ |
| Gas rate / operating checks where applicable | ✓ | ✓ |
| Internal appliance inspection | Where required | Where required |
| Burner / heat exchanger cleaning | Not normally | Where required |
| Components removed for inspection | Not normally | Where required |
| Service seals / gaskets replaced | No | Where required |
| Manufacturer servicing procedure followed | — | ✓ |
| Maintenance work carried out | Limited | Where required |
Important: The exact servicing requirements vary between boiler manufacturers and models. Servicing should be based on the manufacturer’s instructions and the condition of the appliance.
What About a Landlord Gas Safety Check?
A Landlord Gas Safety Record — often referred to as a CP12 — is different again. It records the required gas safety checks carried out on the gas appliances and flues provided within a rented property. A landlord gas safety check should not simply be confused with boiler servicing or ongoing appliance maintenance.

You don’t need to work that out yourself.
If your boiler is operating correctly and its condition and manufacturer’s servicing requirements do not indicate that more extensive maintenance is necessary, I will tell you.
If it needs opening, cleaning, new service seals or further maintenance, I will explain what is required and why.
The objective is not to perform as much work as possible. It is to keep your boiler safe, reliable, operating correctly and properly maintained.
